Mahesh Babu, a prominent actor in the Telugu film industry, is facing legal challenges related to his past endorsement of a real estate firm, Sai Surya Developers. The Ranga Reddy District Consumer Commission in Telangana has reportedly issued legal notices to the actor following a complaint filed by a Hyderabad-based doctor who alleges she was defrauded of ₹34.8 lakh. The doctor claims she invested in plots promoted by Mahesh Babu that ultimately did not exist.
The complaint accuses Mahesh Babu of promoting Sai Surya Developers and misleading potential buyers through his endorsements. It states that his public endorsement played a significant role in building trust among prospective customers. Mahesh Babu has been named as the third respondent in the case. As of now, neither Mahesh Babu nor his team has released an official statement addressing the legal notice.
This isn't the first time Mahesh Babu's association with Sai Surya Developers has come under scrutiny. Earlier in April 2025, the Enforcement Directorate (ED) questioned him in connection with a money laundering probe involving Sai Surya Developers and the Surana Group. Kancharla Satish Chandra Gupta, the owner of Sai Surya Developers, was also under investigation for alleged defaults on a real estate project named Green Meadows. Mahesh Babu served as the brand ambassador for this project and was reportedly paid ₹5.9 crore through cheques and cash.
At the time of the ED questioning, sources indicated that Mahesh Babu was not considered an accused and might not have been aware of the alleged fraudulent activities. It was suggested that he may have endorsed the real estate projects in good faith, without knowledge of the purported scam. The ED's notice sought information from the actor regarding his involvement with the projects and the nature of his contractual agreements with Sai Surya Developers. The ED's action was reportedly part of a broader crackdown on real estate scams in Telangana.
Sai Surya Developers has been accused of orchestrating a scheme to defraud investors, involving illegal land acquisitions and fake property transactions. Preliminary investigations by the ED suggest that Mahesh Babu's endorsements may have contributed to misleading investors.
Mahesh Babu was last seen in the 2023 film "Guntur Kaaram". He is currently working on his upcoming film, tentatively titled "SSMB29," directed by S.S. Rajamouli. The film also stars Priyanka Chopra and Prithviraj Sukumaran.
The public is advised to exercise caution and seek legal counsel before investing in real estate projects, especially those with high-profile endorsements.
